Project overview

Details: Plans call for the construction of 97 single family lots on 119 acres. There will be 91 65-foot lots and seven 75-foot lots. The development will feature a 100-foot perimeter buffer for privacy and a gradual transition between the homes and surrounding areas. The development will span approximately 119 acres, with 79 acres of useable land after accounting for wetlands and undevelopable areas. The primary access to Cedar Creek will be through a new roundabout on No. 2 Road, with secondary emergency access provided by a 20-foot stabilized path also connecting to the road. The community’s amenities will reflect the overarching conservation theme, with passive recreational features like nature trails and wildlife viewing. News and Notes: April 28, 2026 Planning/Approval As of 4/28/26, discussions of a density bonus for the project have been pushed back until May 5th by the Lake County Board of County Commissioners, who are seeking clarity on an annexation agreement and intersection improvements for the project. March 10, 2025 Planning/Approval As of 3/10/25, an application has been submitted to Lake County. Property Investments Brokers has signed an annexation and utility service agreement with Howey-in-the-Hills. The construction timeline is still to be determined, and the specific square footage and style details for the homes are still being finalized.
